AMPM have been appointed to manage 45 residential flats located above a shopping centre in Bristol. As part of our onboarding compliance checks we found that right to rent checks needed to be completed across the board and new EICRs instructed as the previous certificates were due to expire, many required works due to changing regulations. We also completed rent reviews as the rents were substantially below current market levels and minor increases had been implemented previously. We addressed this sensitively and are in the process of continuing to increase rents to bring them in live with current market values.
This Grade II listed former technical college was built in 1895 and following a regeneration project, the property was transformed into residential accommodation comprising 28 flats which AMPM were appointed to manage. We have remained as managing agents of this building for both the developer and current owners, ensuring standards and occupancy levels remain high.
